Alexandros Stephanis & Co Ltd is making waves in the real estate scene with a visionary €17.7 million mixed commercial and residential development. The Environmental Impact Assessment study, greenlit by the Environmental Authority, reveals exciting details about the venture.

The commercial facet boasts a two-level showroom and storage space, complemented by a mezzanine floor. Meanwhile, the residential component stands tall with 10 levels and a bonus level featuring communal amenities like a terrace, swimming pool, bar, barbecue area, and a gym exclusively for residents.

Construction is slated to kick off in January 2024, with completion expected by January 2026. The development unfolds in two strategic phases. Phase 1 focuses on underground and ground floor parking, along with the establishment of the "Stephanis Electronics" store. Phase 2 takes the spotlight with 41 apartments and shared spaces.

At its pinnacle, the development will reach approximately 57 meters from street level and around 60 meters from Athalassa Avenue. Noteworthy additions include a Cyprus Electricity Authority substation and a designated area for cable infrastructure, adhering to CEC standards.

Delving into the residential segment, each floor hosts a harmonious mix of 1, 2, and 3-bedroom apartments, fostering a dynamic living experience. Floors 7 and 9 introduce maisonettes, adding a touch of luxury to the ensemble. The crown jewel, situated on the 13th level, features a 3-bedroom maisonette with a private terrace and swimming pool, setting a new standard for modern living.

Sustainability takes center stage with photovoltaic systems adorning the building's rooftop. Engineers aim to harness up to 25% of the project's energy needs from these renewable sources, marking a conscientious stride toward a greener future.

In a holistic overview, the development plans encompass 157 parking spaces, including 15 tailored for disabled use. Notably, no additional spaces are allocated for public use, emphasizing a meticulous design focused on resident convenience.
