That €200,000 home could now cost you €15,800 more

With house prices up 7.9% in a year, a buyer putting down a 20% deposit would need an extra €3,160 upfront if their chosen home rose at the same rate.

You save a little more each month, cut back where you can, and watch your house deposit grow. Then you look at property prices again, and the target has moved.

That is the challenge facing prospective buyers as new Eurostat figures show house prices in Cyprus rose 7.9% in the second quarter of 2026 compared with a year earlier, well above the 4.7% increase across the European Union.

Prices also climbed 2.4% compared with the first three months of the year, meaning the increase continued between April and June.

For someone trying to buy their first home, those percentages can translate into thousands of euros.

Take a hypothetical property priced at €200,000. If its price rose by 7.9%, it would cost €215,800—an extra €15,800.

If a buyer needed a 20% deposit, the amount they would have to save would rise from €40,000 to €43,160. That is another €3,160 upfront, before other purchase costs, and a larger mortgage to cover the rest.

The example illustrates the pressure rather than predicting the price of any particular home. Actual deposit requirements depend on the lender and the buyer’s circumstances.

The Eurostat index covers both new and existing homes purchased by households. It measures changes in purchase prices, rather than rents, and the national average does not mean every neighborhood or property rose by the same amount.

Still, the figures point to a difficult balancing act for buyers: building savings while the amount they need continues to grow.

For existing owners, rising prices may mean their property is worth more. For those trying to get their first set of keys, the more immediate question is whether the home they can afford today will still be within reach when their deposit is ready.
