UCy student dorms at Berengaria site moving full speed ahead

The 500-room project in Kato Polemidia aims to ease housing pressure as demand from students continues to grow

Construction is in full swing on the University of Cyprus’ new student dorms in Kato Polemidia, Limassol, right where the old British “Berengaria” settlement used to be.

Speaking to Kathimerini, UCy Rector Dr. Panagiotis Zafiris said he’s happy with how fast things are moving, noting that the project will help tackle the student housing shortage in Limassol.

Two-phase project with full facilities

According to Kathimerini's Hector Georgiou, the €56.3 million project is being built in two phases and will eventually include 500 fully furnished rooms. Students will also have access to a restaurant, a large conference hall, lounges, reception areas, common rooms for daily use, a gym, and a 200-space underground car park.

The first 150 rooms are expected to be ready by September 2026, just in time for the new academic year. The second phase will follow in 2027, bringing the total to 500 rooms. The work on the second phase will continue without disrupting the use of the first completed units.

More than just dorms

The plan doesn’t stop at student housing. Two university faculties, one likely being the School of Engineering, are also expected to move to the site now that the Council of Ministers has approved the relocation. Offices for UCy’s ERATOSTHENES research center will also be moving in, and there are discussions about creating a small technology park in the area.

High demand, not enough space

Limassol’s demand for student housing is high, with around 700 applications coming in each year. Right now, the only dorms in the city are the Archdiocese-owned “Apollonia” residences, which have just 220 rooms. To help fill the gap, UCy also rents private apartments and offers them to students at subsidized prices.

Funding for the new project is covered by the European Investment Bank and the Council of Europe Development Bank.
