Green light for €22M ''Kourio'' office and commercial development in Limassol

Project to rise on former Curium Palace site with offices, residences, and rooftop gardens.

The path is clear for the ''Kourio'' mixed-use development in Limassol, after the Environmental Authority approved the €22 million project. The development, owned by Curium Palace Hotel LTD, will be built on the site of the demolished Curium Palace hotel. Construction is expected to take about 30 months once all permits are secured.

The project will combine office spaces, residential units, and commercial areas, including restaurants and other services, particularly in the southern part of the site. The building will feature a ground floor, mezzanine, mechanical floor, nine office levels, an underground level, and a roof garden.

  • Plot area: 3,339 m²
  • Office area: 6,075 m²
  • Commercial area: 210 m²
  • Project coverage: 1,204 m²
  • Parking: 103 spaces, including 4 for disabled users and 5 bicycle spaces

The layout includes a reception area, covered terrace, open garden space, and rooftop garden, creating a mix of work and leisure spaces for tenants and visitors.

The development is centrally located: to the east is an existing parking lot and commercial area, to the west sits the Limassol Archaeological Museum, and 50 meters southwest lies the municipal garden of Limassol.

Officials say the project is designed to blend modern office and residential needs with public space, aiming to enhance the area while respecting the nearby cultural and recreational sites.
