Nicosia’s biggest makeover yet: Green space and tech zone coming

State Fairgrounds and Sopaz set for transformation into a metropolitan park and an innovation hotspot.

After decades of continuous development in western Nicosia, city officials are moving closer to major plans that could transform the area with new green and innovation spaces.

Yesterday, Nicosia Mayor Charalambos Proutzos briefed the House Interior Committee on the results of a study examining the future of the State Fairgrounds and the nearby Sopaz area. The plan proposes creating a metropolitan park at the fairgrounds and a zone for innovation in Sopaz, aiming to give Nicosia its long-overdue green lungs and a boost in business and tech development.

“After four decades of urban growth in Engomi and almost no large green spaces in western Nicosia, it’s time to take decisive steps,” Proutzos said. He also noted that the city has requested €2 million to restore the fairgrounds, ensuring that the space can continue to host visitors and exhibitors during the transition.

A three-way committee, including the city, the Chamber of Commerce (ΕΒΕΛ), and central government representatives, is expected to meet in March to review the study and make final decisions for both sites.

If approved, the metropolitan park would become the largest urban green space in Cyprus, with less than 10% built structures and features designed to match the area’s character. Meanwhile, Sopaz would see a mix of conference, exhibition, and innovation facilities, with incentives aimed at attracting investors and fostering development.

The project also includes stormwater retention lakes to help prevent flooding in Engomi and provide irrigation for the new park.

Local lawmakers expressed support for the plans. AKEL MP Aristos Damianou highlighted that the initiatives respond to residents’ long-standing requests. DISY MP Dimitris Dimitriou called the timing ideal, pointing out Nicosia’s potential as a hub for innovation given its universities, researchers, and students.

Other political and civic voices, including Green Party leader Stavros Papadouris and local initiative “For a more livable Engomi,” stressed the importance of citizen participation in planning and of avoiding delays that could stall the creation of the park, which they see as vital for recreation, sports, and overall quality of life.

Lawmakers noted that completing and revising Nicosia’s local plans in 2026–2027 will be a key step to ensure these projects move from paper to reality.

If the plans come together, residents of western Nicosia could see a major urban green space and a thriving innovation zone within the next five years, giving the capital both room to breathe and new opportunities for growth.
