Rental prices across Cyprus have remained largely stable, balancing increased demand from students with new housing developments, according to Marinos Kynaigeirou, President of the Real Estate Agents Registration Council.
“This stability benefits both tenants and landlords by providing security and predictability,” Kynaigeirou said.
Rental prices for one-bedroom apartments vary by district, with Paphos and Larnaca offering the lowest rents at around €500, while Limassol remains the most expensive at €1,100. Limassol’s higher prices are driven by its growth as an international business hub attracting foreign companies and professionals, leading to strong demand amid limited supply.
Nicosia’s rental market, influenced heavily by its large student population, has expanded with new housing tailored to student needs, helping to contain rental price increases despite ongoing demand.
Paphos, a key tourist destination with a student presence, has maintained balanced rental prices partly due to student dormitories supporting housing supply. In Larnaca, student demand is limited, and the rental market grows steadily without sharp price increases.
Purchase prices for one-bedroom apartments range from €85,000 in Paphos to €170,000 in Limassol, reflecting similar regional disparities.
