A new mixed-use development featuring homes, offices, and leisure spaces is in the works for Limassol, with plans submitted to environmental authorities for review.
Developer Flamelia Investments Ltd. has filed a study outlining a proposed nine-story building near the Agios Athanasios roundabout in the municipality of Amathounta. The project would include a ground floor plus eight upper levels, along with three underground parking floors.
The €15 million development would rise about 34.7 meters and include 15 apartments, office space totaling roughly 4,045 square meters, a gym with locker rooms, a café, and a children’s play area. Plans also call for 352 parking spaces, including 10 designated for people with disabilities.
The site covers 5,508 square meters. Of that, 96 square meters would be allocated for road planning, about 1,000 square meters for a public square, and 813 square meters for a public green area. Total built space is estimated at 5,750 square meters.
According to the study, around 40 people are expected to live in the residential units, while 300 to 350 employees will work in the offices. Another 20 staff would be employed across the building’s other facilities, and daily visitors, mainly to the café and gym, are projected at about 150.
Access to the development is planned from the eastern side of the plot via Troodos Street. Construction is expected to begin once all required permits are secured, with completion estimated about 18 months after work starts.
