A new six-story residential building is coming to Larnaca’s Chrysopolitissa parish after the Environmental Authority approved plans for the project, which is set to transform a plot within the old refinery zone into modern housing.
According to Kathimerini's Dorita Yiannakou, the development, backed by JFB Global Trade & Investments Ltd., will feature 11 apartments, including a top-floor penthouse, and aims to offer fresh living space in an evolving part of the city. Standing 23.3 meters tall, the building will host two-bedroom apartments on each floor, capped by a larger three-bedroom penthouse.
Construction will also include an underground parking area with space for eight vehicles, along with five surface-level spots. About half of the 480-square-meter plot will be taken up by the building itself, while the rest will be landscaped with green areas, communal zones, and access routes.
The property sits near Aristotelis Valaoritis Street, just 170 meters north of the Larnaca port entrance and 100 meters east of a local hotel. The area is already seeing a shift, with former refinery plots slowly giving way to residential and commercial projects. The street currently used as parking will serve as the main access point to the building.
Construction is expected to begin once permits are finalized, with an 18-month completion window projected. When finished, the building will house around 30–35 permanent residents.
Environmental officials say the site poses no threat to protected ecosystems. It’s located far from any Natura 2000 conservation zones, and no rare wildlife or plants were recorded during inspection. Common city birds like pigeons, sparrows, and seagulls were observed in the area, but nothing that would trigger special protections.
The closest beach for swimmers is Larnaca’s popular Finikoudes Beach, located just under 2 kilometers from the development.
This project marks another step in the ongoing regeneration of Larnaca’s refinery area, a zone once marked by industrial use, now steadily turning into a residential and leisure-friendly neighborhood.
