Kykkos monastery’s mega project set to transform Engomi

Luxury homes, a university, a hospital, and a five-star hotel all part of a massive mixed-use development aiming to reshape Nicosia’s urban landscape.

A major new development is taking shape in Engomi, Nicosia, on land owned by the Kykkos Monastery. The project is one of the largest mixed-use developments Cyprus has seen and is designed to transform the area surrounding the “Agios Prokopios” Metochi into a modern urban center.

Spanning over 330,000 square meters, the site, bordered by Grivas Digenis, Agios Prokopios, Macedonia, and Kranidiotis Avenues, is being developed into a high-end, multi-purpose complex. According to Kathimerini's Dorita Yiannakou, the ambitious plan includes luxury apartments, office buildings, a park, entertainment and leisure zones, a university, student dormitories, a medical center, and a five-star hotel.

The project also features a new Alphamega supermarket, which is expected to be ready by 2027. Different investors will be involved depending on the type of building or function: residential, commercial, educational, or hospitality-related.

What’s in the works?

According to the development plans:

- Residential units will take up 32% of the land (about 63,500 sqm)
- Office buildings will account for 28%
- Commercial spaces like shops and restaurants will cover 15%
- The hotel, with 255 rooms, will occupy 12%
- Leisure and recreational zones will cover 6%
- Educational and other uses will make up 4%

One key aspect of the project is the medical center, which is planned to offer services in areas like pathology, pediatrics, obstetrics and gynecology, and emergency care. The existing Engomi Health Centre will remain in operation during and after development.

The educational aspect of the development will include facilities for the Cyprus Academy of Sciences, with spaces for conferences and meetings.

Who’s building it?

The Cyfield Group has taken the lead on infrastructure development after signing a preliminary €5 million agreement with the Kykkos Monastery. Cyfield will handle the land division, basic infrastructure (like road networks and utilities), and the construction of a new four-lane road to connect the various parts of the project.

Work on the infrastructure is expected to take about 18 months.

Cyfield has also purchased a 20,640 sqm residential plot within the site, where it plans to build a housing complex of 300 two- and three-bedroom apartments. The company sees the area as a prime location, given the rising demand for quality residential units in Nicosia.

Focus on sustainability and green space

The project aims to strike a balance between urban growth and environmental responsibility. There will be extensive green areas incorporated into the master plan, and efforts are being made to preserve the surrounding natural landscape. Cyfield has stated that the goal is to “enhance the quality of life and environment of the capital.”

Official approvals in place

The Holy Synod has officially approved the monastery’s request to develop the land, based on plans submitted by Metropolitan Nikiforos of Kykkos and Tilliria. The Department of Environment also gave the green light, following an environmental impact assessment. The site will be divided into 12 main plots, each with a specific purpose under a unified master plan.
