In recent years, Larnaca has shown remarkable momentum in urban development and real estate activity. The city, once known for its slower pace compared to other regions of Cyprus, is now attracting growing interest from investors and construction companies alike.

According to data, urban planning applications in Larnaca rose by more than 50% in 2025 compared to the previous year, a clear indication of the city’s upward trend. The Cyprus Land and Building Developers Association notes that this increase reflects the expanding interest of developers and investors in Larnaca, particularly in residential, commercial, and hospitality projects. Areas such as Livadia, Oroklini, and Pyla have played a key role in this growth, capitalizing on recent zoning updates and land-use regulations.

Amid this wave of renewed activity, bbf: is moving ahead with its :synergy project in Oroklini, positioning the area as part of Larnaca’s wider map of urban expansion and investment opportunity. The new residential complex is designed to meet the demands of modern living, integrating sustainability, architectural design, and everyday functionality. It aims not just to provide housing but to create a community, a place that promotes quality of life and a sense of belonging.

Why Oroklini

The choice of Oroklini for :synergy was no coincidence. Located just 300 meters from the sea, the area offers direct access to beaches and is surrounded by five-star hotels, creating a sense of luxury and relaxation. At the same time, it is close to schools, a major advantage for families, and within easy reach of Larnaca International Airport, making it practical for professionals and frequent travelers.

According to George Karypidis, Sales Manager at bbf:, “The location of :synergy was selected to combine the tranquility of the sea with the convenience of everyday life. Residents enjoy all the amenities they need, spacious play areas for children, a playground, lush gardens, a large communal pool, and a clubhouse with a gym, coworking lounge, and sauna. Whether it’s a morning swim in the sea or a relaxing afternoon by the pool, :synergy offers freedom, comfort, and peace of mind in an environment that brings everything together.”

Oroklini has evolved into a dynamic residential hub while retaining its small-community charm. Benefiting from Larnaca’s broader urban upgrades, it balances the calm of the countryside with proximity to the city, an ideal combination for families.

The Project

The :synergy development will unfold in four phases, with construction already underway. The first phase is expected to be completed in the first quarter of 2027, followed by the second phase at the end of the same year. The full project is set for completion in the fourth quarter of 2029, following a structured and methodical delivery plan.

Covering 55,000 square meters, the complex includes 89 independent luxury homes, designed for permanent residence. The houses come in three types, 3-bedroom Villa Petit, 4-bedroom Villa Tessera, and 5-bedroom Villa Granda, catering to a range of family sizes and lifestyles.

What sets :synergy apart from other residential developments is its focus on creating a human-centered community. It is designed for families seeking a peaceful and safe home where neighbors know each other and share a sense of belonging. As Mr. Karypidis notes, “Here, life can move as fast or as slow as you want, what matters is there’s space for everything: family, friends, and moments that truly count.” He adds, “Nearby schools, from preschool to secondary level, provide high-quality education, reinforcing the family-friendly character of the area. That’s why :synergy is more than just a place to live, it’s an extended family, where you can live, relax, and enjoy life at your own pace.”

Focus on Sustainability

Sustainability is one of :synergy’s key design pillars, not just as a technical requirement but as a holistic development philosophy. The project integrates energy-efficient technologies such as photovoltaic systems, thermal insulation, eco-friendly windows, and modern water and energy-saving systems, aiming to reduce its environmental footprint and comply with EU standards. This reflects the company’s broader strategy for sustainable urban growth and construction excellence.

Special attention has also been given to the project’s harmony with its natural surroundings. Designed in collaboration with UHA Architects of London, known for their innovative, sustainable designs, :synergy embraces a “Mediterranean Scandinavia” concept that blends Scandinavian simplicity with Mediterranean light and warmth. Using natural materials, soft tones, and clean lines, the architecture creates a sense of calm and balance. Green gardens, open communal spaces, and rich landscaping bring nature into daily life, making living at :synergy feel lighter, brighter, and more connected.

Investment Potential

Beyond its appeal as a permanent residence, :synergy also presents a compelling investment opportunity. Oroklini is experiencing growing demand for long-term rentals, making the project attractive for those seeking stable returns and long-term value.

The development also targets international residents choosing Cyprus as a permanent base. Its combination of quality living and investment potential mirrors the broader trends shaping Larnaca’s real estate market, where housing is seen not only as a place to live but as a smart, strategic choice for the future.
